Once you have found a home that interests you, determine its value. Several factors contribute to a home's value: - Comparable sales: Your Exclusive Buyer's Agent can look up previous sales figures to give you a sense of how your home compares in value to the market.
- Motivation of the Seller: The motivation of the Seller can sometimes greatly effect the selling price of the house. A skillful Exclusive Buyer's Agent should be able to help you determine the motivation of the Seller. If you have a Dual Agent they would be prohibited from doing so unless given permission by the Seller. For example, if the Seller is not motivated and the comparable sales show the house to be priced high then the likelihood of securing a cheaper price may be slim, especially if the supply of available homes is limited. If the Seller needs a quick sale, things change drastically.
- Supply of available properties: By focusing on an area and looking at several homes during a short time span, you will have a good idea of the available supply of homes. Sellers will be less negotiable in a tight market.
- Review list price to sales price and number of days on market to determine strength of market. When you analyze the comparable sales, also look at the difference between the asking price and selling price. If this spread is small it may indicate a tight market. If homes are also selling quickly (30 days or less is very quick, under 60 days is quick), then it may be very difficult to purchase the home for a bargain.
