When to hire your agent?
WHY YOU SHOULD HIRE AN AGENT EARLY IN THE PROCESS Buying a home should be fun and exciting but it can also be stressful. It’s a huge investment and the whole process of finding, deciding, choosing and buying can be complicated. Don’t make the mistake of not hiring an agent early in the process; - Agents get paid the same no matter when you hire them or how much work they do. Why not hire them early in the process so they can help you and earn their commission? Why should you do all the work and the agent gets paid anyways?
- By hiring your own agent up front you will be in control of the process and not just end up with an agent. You need to have your own agent you can trust and rely on.
I had a buyer contact me about a property that was listed at $200,000. I noticed that the home was listed for a long time and thought the seller may be motivated. I contacted the listing agent and she indicated the home could be bought for $150,000. The buyer was determined to buy it on their own without having their own agent. They were convinced they could negotiate a better deal because the listing agent wouldn’t have to split their commission and would likely lower their commission to make the deal work. Being curious I later looked up the results and saw they paid $160,000 for it. They were likely happy because they thought they got a good deal. But they didn’t get the best deal possible. If you have a competent and trustworthy agent on your side you will get the best deal possible. Now the problem is how to find that agent.
